Isn’t it nice to be needed again?
You’ve likely heard the talk around the U.S. about interest rate hikes and the market cooling down, and Portland isn’t immune to these market shifts, regardless of our seemingly non-stop migration of residents.
The PDX market shift may be smaller, but the market is definitely adjusting and creating more opportunities, especially for certain buyer and seller pools. Specifically, this is a great time for first time buyers (while interest rates are still historically low overall) but also, and possibly more importantly, for sellers that have been in their homes for a while, who previously were afraid to write a contingent offer (when you have to sell your current home in order to buy your new home, because that’s where your down payment money on the new house will come from). Reason being, the buyers trying to enter the market want to buy the homes you are probably living in (and growing out of) right now, and you, the soon to be seller, are probably ready to gain a little more space, or perhaps it’s a new location or specific school district you’re after now.
In summary, contingent offers are being accepted left and right again by sellers, creating opportunities for those who have been in their homes a long time, but need that money to buy their next house and this should, in turn, create more opportunities and inventory for first time buyers dying for a little slice of Portland to call their own.

We are officially calling it – the annual (and very expected) Portland real estate market winter slowdown is upon us. Buyers can now be on the lookout for screaming deals on the houses that have been sitting for a while in order to scoop up what is, probably, some sort of fixer. Potential sellers can start thinking about needed repairs and begin planning the garden to get ready for spring listings.
