Portland Real Estate: Summer’s On!
Hi! I’m guessing you’re itching for an update on what’s happening with real estate in Portland – especially with current world events, and loads of speculation. All I can really comment on with confidence is what I’m seeing on our own streets, so as always, I’ll do my best to break it down from my perspective.
The market is in a very nuanced state around town, meaning some houses are sitting, and some are still getting multiple offers and just flying off the shelves. There are more homes on the market than in the past few years, which in general has helped level out extremely inflated areas of the market, but it can be a painful realization that your home isn’t skyrocketing in value like in years past. Real estate is “supposed” to be a slow-‘n’-steady type of investment, and we all got a little spoiled making double digit equity each year, just by existing in your own home. At the risk of sounding like a broken record, we’re still struggling with the same old issues, plus some new ones: a huge lack of available housing, rocketing construction expenses, and now, rising tariffs. I don’t foresee things changing much when it comes to sellers growing equity in their homes, especially when you stay put for 3-5 years.

So, while I’m not seeing or expecting any dramatic changes anytime soon – despite how uncertain everything feels right now – I guess I can only really reiterate how important it is to have an expert by your side to help you navigate the ever-fluid market.
And the best news of all? If you’re looking to make a move, the market IS more forgiving right now, meaning more contingent offers are being accepted. This gives sellers some breathing room in finding the perfect next home as they get the best price for their old one. For buyers? Sellers ARE having to make some repair concessions, so negotiations are back in play. And you know negotiations are what I do best.

On a side note, I’ve had some really special listings lately, and I’m super proud of how they’ve presented on the market. If you’d like to take a look to see what I’ve been up to, you can always visit my listings blog right here on my website. And to get you started, check out this incredible “fairytale house” in Lake Oswego (pictured above). If she doesn’t make you swoon, I don’t know what would.

Typically, I’m not easily flattered by empty accolades and awards, but I’ll admit that I’m always humbled when I’m recognized as a Five Star Professional in Portland Monthly. The difference being that they actually send out surveys to all of my clients, and then once nominated, I go through a pretty rigorous process to even get to this point…plus my colleagues have to chime in. I’ve been receiving this award every year since inception – that’s 15 years!
So it really does mean a lot to be acknowledged for providing 5 star service to my clients for so long. While I’m not always one to toot my own horn, I really wanted to share this milestone with all of you – thank you for helping make this happen. Little accomplishments like this make all of the hard work worth it.

Also, did you catch the new last name addition? I am slowly making that change…Oh the things we do for love, amiright?
Summer in the Home and Garden

It’s time to think about servicing your AC unit again…and for the love of all that’s holy, PLEASE consider cleaning out your air ducts, including your laundry dryer vent as well! Those things get clogged with lint and dust, and need an annual deep clean (at LEAST) or it’s a legit fire hazard. And if your HVAC is struggling to keep up with the heat, it really helps to get it serviced – regular maintenance keeps your HVAC running smoothly, and addresses any burgeoning issues before they become critical.
Also, a reminder: pulling down the window shades can significantly help to keep your home cool in the hotter months. You’d be surprised what a difference it makes.
Simple, safe ways to keep your home temperate with very little energy, cost, or effort. And you know I’m all about energy-saving.
If you haven’t yet done your spring deep clean, it’s not too late. One that’s definitely worth the bang for your buck is to outsource your window cleaning. It’s truly amazing what a difference it makes to be able to see out of your windows! Ask me how I know. 😉

Lastly, if you want to enjoy spring flowers, don’t forget to plan ahead and plant your bulbs now. Future you – freshly emerged from the gloomy weather like a bleary-eyed hibernating bear – will be truly thankful for the pop of joy those spring flowers will bring! For me, watching bulbs break through the soil and blossom as the seasons change is always such a mental health boost. It makes me feel optimistic for what’s ahead.

July is when our city really comes to life, for as much as Portlanders are very comfortable in the rain, we really, really love us some sunshine. Thankfully, Urban Nest compile a comprehensive list of fun stuff to do every month of the year, and you’re a bit spoiled for choice in the summer time. Here’s a handy guide to what’s good in Portland, and maybe I’ll see you there!
Oh, and by the way – Urban Nest did a fantastic blog on Pride Month, and I’d love to share it with you here. I’m so incredibly proud to work for a company that actively champions LGBTQ+ rights – we walk the walk – regardless of whether it’s politically fashionable (or safe) to do so or not. I’ve long been a vocal queer ally, and that will never, ever change. Happy Pride month, everyone!

I’ve been so lucky to experience a very steady, busy year in real estate, and I couldn’t be happier about it. Some of my long time clients made big moves this year, AND I had the pleasure of meeting a bunch of new clients through referrals from YOU. I’m so fortunate to be able to assist your community of friends, family, co-workers, and newcomers finding me. I consider your trust a profound vote of confidence in my abilities, and I’m forever grateful for it.
On my own home front, all of the cats and humans are co-existing nicely as we all settle in to living together harmoniously, and it’s been such a wonderful breath of fresh air to be able to finally go outside in the sunshine, take long walks, tend to the garden, and grill all the things!
Like you, I’m trying to stay aware and present when it comes to the very concerning events happening nationally and across the world, while also maintaining some semblance of peace and sanity as we navigate the chaos. In a nutshell, I know we are all striving for balance and connection to our community, and I’m grateful for the long term relationships and community I’ve worked to cultivate and keep.
This is what will ultimately keep us whole as a people: how we relate to our neighbors, and how we help our networks thrive. I strongly recommend that you extend your feelers and find your own place in your area. If you’re feeling helpless or defeated or afraid, there is always space for you where your unique skills and knowledge and resources are needed and appreciated.
Stay kind, take breaks, care for yourself, and care for others. It’s that simple, right?!
